Emira Property Fund, a Johannesburg-listed and diversified Real Estate Investment Trust (REIT), has expanded its exposure to SA Corporate Real Estate Limited, acquiring additional shares worth R400.82 million ($23.2 million) in a series of on-market transactions.
The purchase of 130.16 million ordinary shares lifts Emira’s stake to 229.56 million shares, or 8.7 percent of SA Corporate’s total issued stock. The move underscores Emira’s strategy of targeting undervalued, quality assets within South Africa’s property sector.

SA Corporate, itself a JSE-listed REIT, manages a focused portfolio of industrial, retail, and residential buildings concentrated in South Africa’s major metropolitan hubs, with a smaller presence in Zambia. The business reported a net asset value of R11.36 billion and profits after tax of R377.3 million for the six months ended June 30, 2025.

Emira builds liquidity for targeted investments
Emira, with a property portfolio of predominantly South African assets, together with all its subsidiaries, said it has generated significant liquidity through its ongoing disposal program, enabling the group to deploy capital into SA Corporate.
The investment aligns with its strategy of acquiring interests in companies trading below their intrinsic value but backed by robust assets.

SA Corporate delivers solid mid-year performance
For the half-year to June 2025, SA Corporate posted distributable income per share of 14.07 cents, a dividend of 13.01 cents at a 92.5 percent payout ratio, basic earnings per share of 14.90 cents, and headline earnings per share of 13.33 cents. Net asset value stood at R4.33 per share.
Strategic alignment in South Africa’s property sector
By deepening its stake, Emira is positioning itself for long-term gains in South Africa’s REIT landscape. The transaction strengthens its exposure to high-quality commercial and residential assets at a time when property valuations remain attractive.
