ORA Developers Egypt, a leading, premium real estate developer, led by billionaire entrepreneur Naguib Sawiris, is preparing to deepen its footprint on Egypt’s North Coast with the launch of The Cove, a new residential phase within its flagship Silver Sands development.
The expansion underscores ORA’s strategy of building high-end, master-planned destinations that blend lifestyle appeal with long-term investment value.
The Cove expands Silver Sands vision
Spanning about 71 feddans, or roughly 300,000 square meters, The Cove is designed as a low-density community that prioritizes privacy, open space, and waterfront living.
Building heights are capped at G+2.5, reinforcing the exclusivity of the enclave while preserving panoramic views of lagoons and landscaped areas.
A dedicated internal entrance will connect the phase directly to Silver Sands’ commercial and service hub, integrating convenience with seclusion.
Low-density luxury defines new Cove
The Cove will deliver 1,420 residential units, including 1,148 homes in the main phase and 272 units under The Cove Selection.
Nearly 95 percent of the residences overlook lagoons or green spaces, supported by about 45,000 square meters of water features and 150,000 square meters of landscaped areas.
Built-up space accounts for less than 16 percent of the land, a design choice that reinforces openness and tranquility.
Architecturally, the phase blends modern forms with Mediterranean and Spanish coastal influences.
ORA strengthens North Coast presence
Light façades, generous terraces, panoramic windows, and sea-inspired color palettes define homes ranging from standalone villas to twin houses, targeting families seeking refined coastal living.
The launch coincides with growing execution momentum across Silver Sands, where handovers have begun for earlier phases, including Terrace 1 and Terrace 2. Villas of around 310 square meters are already being delivered, activating community life as residents move in and retail outlets open.
Stretching across 724 feddans with a 1.4-kilometer beachfront, Silver Sands reflects ORA Developers’ ambition to replicate the success of its international destinations in Grenada and Mykonos.
