Zanzibar, the semi-autonomous archipelago off the coast of Tanzania, is rapidly positioning itself as one of Africa’s most promising luxury travel destinations, drawing a surge of investment from global hospitality brands eager to capture demand for Indian Ocean luxury beach resorts.

Long celebrated for its spice trade and the UNESCO-recognized charm of Stone Town, the island is now experiencing a transformation driven by high-end tourism, beachfront resort development, and rising international arrivals. 

Luxury villas, five-star beachfront resorts, and adults-only properties are reshaping Zanzibar’s tourism economy, with developers increasingly marketing the island as East Africa’s answer to the Maldives and Mauritius.

Tourism boom fuels luxury resort development

Zanzibar’s tourism boom is driving the wave of resort expansion. The island welcomed 917,167 international visitors in 2025, up from 736,755 in 2024, as demand for luxury beach vacations and tropical island escapes accelerated.

Hotel occupancy rates reached nearly 89% during peak travel seasons, highlighting the growing appetite for premium beachfront accommodation among honeymooners, European leisure travelers, and affluent long-haul visitors.

Global hotel brands accelerate investment

International hotel operators are moving quickly to secure a presence on Zanzibar’s coastline. Luxury hospitality giant Four Seasons Hotels and Resorts is planning a major ultra-luxury beachfront resort on the island’s eastern coast in partnership with Albwardy Investment.

The development will feature 60 private oceanfront villas, designed with panoramic Indian Ocean views and high-end amenities targeting affluent international travelers. Plans also include multiple fine-dining restaurants, a luxury wellness spa, water-sports facilities, and a marine conservation discovery center supporting sustainable tourism initiatives.

Meanwhile, Spanish hospitality group RIU Hotels & Resorts has expanded its footprint with the opening of Riu Palace Swahili, a 505-room five-star adults-only beachfront resort that significantly increases Zanzibar’s luxury hotel inventory.

The property features Elite Club suites with private pools and ocean views, catering to high-spending travelers seeking privacy, exclusivity, and premium hospitality experiences.

Further investment is expected from Minor Hotels, which plans to introduce its luxury Anantara Hotels & Resorts label to Zanzibar later this decade. The planned development will include luxury villas, penthouses, and sea-view residences, targeting the island’s fast-growing luxury tourism segment.

Luxury hospitality in Zanzibar is increasingly defined by experiential travel rather than traditional resort stays.

New resorts are blending Swahili architecture, cultural immersion, and eco-tourism experiences with modern luxury amenities. Boutique properties such as LUX* Marijani Zanzibar have already gained global recognition, earning top rankings in international hospitality awards and helping elevate Zanzibar’s profile among Africa’s premier beach destinations.

Sustainability is also becoming central to new developments. Many resorts are investing in marine conservation, coral restoration programs, and partnerships with local communities, reflecting a broader trend in global luxury travel where guests increasingly seek authentic cultural experiences and environmentally responsible tourism.

Improved air connectivity and expanding tour operator networks are accelerating Zanzibar’s rise as a luxury tourism hub in East Africa.

Major travel companies such as TUI Group are expanding operations on the island, launching new resort brands and increasing travel capacity to meet rising demand from European holidaymakers seeking luxury beach vacations in Africa.

With more than 20 beachfront resorts already serving international visitors, tourism authorities are planning the next phase of development, including luxury marinas, cultural attractions, and nature-based tourism experiences to diversify the island’s hospitality sector.

As global investment flows into high-end beach resorts, analysts say Zanzibar is entering a defining chapter in its tourism evolution.
