South Africa has officially broken ground on Bankenveld District City, a nearly $1 billion smart city development poised to transform the urban fabric of northern Johannesburg. 

Estimated at R18 billion ($997 million), the project is led by the leading property-related investment company Calgro M3 and Momentum’s Eris Property Fund, combining affordable housing with next-generation infrastructure and commercial space.

Strategic access meets ambitious growth

Strategically positioned between Sandton and Waterfall, Bankenveld District City capitalizes on prime connectivity with easy access to the M1 and N3 highways and proximity to the Marlboro Road Gautrain station.

This location is designed to attract residents and businesses seeking integration with Johannesburg’s economic hubs.

The project will unfold in phases, beginning with the development of critical infrastructure. Residential units, spearheaded by Calgro M3 — a seasoned developer with a track record of delivering over 20,000 homes — are expected within three years.

Complementing housing, Eris Property Fund will develop approximately 600,000 square meters of retail, office, educational, and healthcare facilities.

A 30,000-square-meter shopping center is also planned to support the growing community.

From urban sprawl to integrated smart city

In recent statements, Calgro M3 emphasized Bankenveld’s role in addressing Johannesburg’s urban sprawl and housing shortages, while boosting quality of life through integrated transport and sustainable urban planning.

The project aims to foster a secure, connected, and eco-friendly environment, reflecting Johannesburg’s evolving socio-economic landscape.

“Bankenveld bridges the gap between affordable living and Sandton’s economic opportunities,” said Calgro M3 representatives.“Our expertise in integrated urban development will create a vibrant, sustainable cityscape over the next two decades.”

Beyond infrastructure, Bankenveld District City is projected to generate thousands of jobs, driving inclusive economic growth in Johannesburg’s metro area.

As South Africa accelerates smart city initiatives, Bankenveld emerges as a flagship model for future urban development, emphasizing connectivity, resilience, and lifestyle. 

With construction underway as of Q2 2025, Bankenveld District City is positioned to become a flagship for innovative urban planning in Africa’s largest economy, offering a scalable model for smart, integrated living in rapidly growing cities.
