Vukile’s $2 billion Spain retail portfolio cements Iberian market dominance

South African REIT Vukile Property Fund has solidified its leadership in Spain’s retail property market, controlling a €1.7 billion ($1.98 billion) portfolio that materially exceeds the Iberian footprint of Malta-based Lighthouse Properties.

Through Castellana Properties SOCIMI, Vukile holds more than 560,000 square meters of gross lettable area across roughly 20 shopping centres in Spain and Portugal. Iberia now contributes about two-thirds of the group’s asset base and over half of net property income, reinforcing its strategic pivot toward hard-currency European earnings.

Scale and asset value comparison
Vukile’s Iberian retail assets are valued at approximately €1.7 billion ($1.97 billion), compared to Lighthouse’s €1.1–€1.4 billion ($1.28-$1.62 billion) portfolio concentrated in eight dominant shopping centres.

Vacancy within Castellana’s portfolio remains exceptionally low at around 1–2%, with near-full occupancy and long weighted average lease expiries. This enhances income visibility and defensive cash flow stability.

Lighthouse, led by Barry Stuhler, has expanded through acquisitions, including Espai Gironès and Alegro Montijo, targeting income-accretive assets with net initial yields exceeding 7%.

Balance Sheet Strength and Expansion Capacity
Vukile’s broader platform lifts its total property portfolio above €2.5 billion ($2.9 billion) equivalent, strengthening acquisition capacity and funding flexibility across European debt markets.

Under CEO Laurence Rapp, Castellana has become one of Spain’s most formidable retail landlords, including ownership of the flagship centre Islazul in Madrid.

The Iberian retail verdict
While both companies are expanding aggressively in Spain and Portugal, Vukile currently commands the larger and more diversified Iberian retail portfolio by value, scale, and tenant breadth, giving it a structural advantage in Southern Europe’s retail property consolidation cycle.
