Madaar launches $290 million Hillage in Sheikh Zayed as luxury demand rises

Madaar Developments is expanding its presence in Egypt’s real estate market with a $290 million residential project in Sheikh Zayed City, highlighting steady demand for upscale housing in West Cairo. 

The launch of The Hillage comes at a time when developers are racing to secure limited land in one of Greater Cairo’s most in-demand areas.

Improved roads and infrastructure have made the district more accessible, helping support property prices. 

As available land tightens, large-scale projects are increasingly seen as long-term investments, appealing to both homebuyers and investors looking for stable value. 

Backed by more than $290 million in planned spending, the project reflects a growing preference for quieter, low-density communities built around comfort and convenience. 

For Madaar, it also marks a shift toward strengthening its position in urban markets, building on its experience in coastal developments.

Focus on space and design 

The Hillage will span about 100 feddans, with roughly 86% of the land set aside for green areas and pedestrian walkways.

The design limits vehicle movement inside the community, aiming to create a calmer and safer environment for residents. 

Its layout uses a stepped landscape to give most homes open views, while making efficient use of the land.

The site sits along the Cairo-Alexandria Desert Road, offering direct access to main routes without losing a sense of privacy.

Mixed housing, shared amenities 

The development is expected to include about 1,000 units, ranging from standalone villas and twin houses to townhouses, serviced apartments and residential buildings.

This mix is intended to attract a broad range of buyers with different needs. 

Plans also include a central commercial area, alongside a sports and social club, designed to provide everyday services and leisure options within the community.

Company outlook 

Chief Executive Officer Ahmed Ehab said the project is designed to offer lasting value while meeting changing lifestyle needs, as buyers place more emphasis on space and convenience. 

Founded in 2015 under SUNRISE Resorts & Hotels, Madaar Developments has delivered projects such as Azha Ain Sokhna and Azha Ras El Hekma.

The company plans further launches as it grows its presence in West Cairo and along the North Coast.
