South African businessman Vivian Reddy has anchored one of KwaZulu-Natal’s most prominent commercial developments with the Oceans Mall in uMhlanga, a coastal town just north-east of Durban, as part of a broader push into large-scale mixed-use real estate.

The mall sits within the wider Oceans uMhlanga precinct, a R4.3 billion ($263.64 million) mixed-use development led by Reddy alongside business partner Rob Alexander. The project integrates retail, hospitality, and residential components along one of South Africa’s most valuable coastal corridors.

A flagship coastal development

The Oceans Mall forms part of a high-profile transformation of uMhlanga’s beachfront economy, positioning the area as a premium retail and lifestyle destination in KwaZulu-Natal.

The asset is co-owned by Reddy’s Oceans Umhlanga Retail Company (Pty) Ltd and South Africa’s Government Employees Pension Fund, through the Public Investment Corporation (PIC), reflecting a blended private-public investment structure.

Job creation and economic footprint

Beyond its luxury positioning, the development has been framed around employment and local economic participation. The project reportedly created thousands of construction jobs during its build phase and supports over a thousand permanent retail and service positions once operational.

A notable feature of the mall is its tenant structure, which emphasizes broad-based participation, including a majority share of black-owned retail tenants, aligning with South Africa’s ongoing economic transformation agenda.

From engineering to property empire

Reddy, widely known through his industrial footprint under the Edison Power Group, has expanded his interests across energy, infrastructure, casinos, healthcare, and real estate over the past three decades.

His business trajectory accelerated during South Africa’s post-apartheid economic restructuring period, where diversified private capital played a growing role in infrastructure and urban development.

Hospitality and mixed-use expansion

The Oceans Mall forms part of a broader investment wave in uMhlanga that includes adjacent hospitality assets such as the Radisson Blu development, reinforcing the precinct’s emergence as a high-end tourism and business hub.

Together, these developments have positioned the coastline as one of the fastest-evolving urban investment zones in KwaZulu-Natal, attracting both institutional capital and private developers.

Philanthropy and legacy positioning

Alongside his commercial interests, Reddy has maintained a long-standing philanthropic profile, supporting education and health initiatives through various foundations and community projects across South Africa.
