Eliwah Group, Egyptian real estate developer, has launched a consortium with leading engineering, healthcare management, digital transformation and commercial advisory firms to develop and operate two integrated medical projects valued at more than EGP 2 billion ($40 million), strengthening its push into Egypt’s fast-growing healthcare real estate market.

The partnership brings together ECB Engineering Consultants, OY Studio, Operator, Tashawer Management Consultants, Healthy Care, VOOM, ONE WAY, alongside technology partners and medical insurance companies to deliver two flagship developments—9MC in Egypt’s New Administrative Capital and EMC in New Cairo.

AI and digital twin technology at the core

The two developments are designed as smart healthcare destinations that combine specialized architectural design, professional medical management and advanced operational technologies.

According to the company, both projects will integrate artificial intelligence, digital twin technology, and digital management systems to improve operational efficiency, optimize facility management and enhance patient care.

The facilities will include fully finished and equipped medical units supported by integrated management, operational and marketing services, offering healthcare providers turnkey solutions in two of Egypt’s fastest-growing urban centers.

Growing demand drives investment

Mohamed Eliwah, Chairperson of Eliwah Group Development, said successful medical developments require strategic collaboration among specialists in engineering, healthcare management, operations and technology to deliver sustainable healthcare assets.

Chief Executive Officer Sayed Eliwah said the company’s expansion into medical real estate follows extensive market research showing rising demand for modern healthcare facilities across Egypt’s new urban communities. He added that the New Administrative Capital and New Cairo were selected because they continue to attract significant healthcare investment and population growth.

The projects were built around an integrated commercial strategy that combines prime locations, specialized medical design, professional management and smart operational systems, Chief Commercial Officer Mirna Adel stated.

Representatives of participating companies said the consortium will oversee engineering, architectural planning, governance, medical operations, digital transformation and commercial strategy to deliver healthcare facilities aligned with international standards.
