Meet Nipool Shah, Kenyan property tycoon behind Dunhill’s growing real estate empire

Nipool Shah has spent more than two decades building Dunhill Consulting from a Nairobi property-services company into a diversified real estate business spanning commercial offices, retail, residential developments, warehouses, property management and valuations.

Founded by Shah in 2003, Dunhill has grown into one of Kenya’s established property companies, with its business extending from sales and letting to development, facilities management and property advisory services.

Unlike some of Kenya’s better-known tycoons, relatively little reliable public information is available about Nipool Shah’s early life, education or the source of his initial capital. His documented business journey, however, begins with Dunhill and the gradual expansion of its real estate platform.

From property services to major developments

Shah’s breakthrough came through major development projects, most notably Thika Road Mall (TRM), which Dunhill identifies as one of its flagship projects. Developed along Nairobi’s Thika Superhighway, the approximately 50,000-square-metre mall was delivered three months ahead of schedule and opened with a 75% occupancy rate, according to Dunhill’s corporate profile. Shah and business partner Bharat Doshi were responsible for creating the company’s in-house developments, including projects built, owned and operated for consortiums.

TRM established Dunhill as more than a property agent, allowing Nipool Shah to participate in the development, leasing and management of major commercial assets. Business Daily has also identified Shah and Doshi as directors associated with TRM. His next major landmark was Dunhill Towers, a 21-storey Grade-A office building on Nairobi’s Waiyaki Way. Completed in 2018, the development became one of Nairobi’s prominent green office buildings and attracted institutional tenants including the European Union.

Microsoft subsequently established its Africa Development Centre engineering operations at Dunhill Towers, further cementing the building’s position within Nairobi’s corporate and technology ecosystem.

Building a broader property empire

Nipool Shah’s strategy has since expanded beyond landmark office and retail projects into industrial and residential real estate. Dunhill currently manages 47 properties, covering approximately 1.5 million square feet of commercial offices, 2.8 million square feet of warehouses and more than 815 residential apartments and townhouses.

Its development portfolio includes 33 Wind Chimes, a 33-apartment residential project completed in 2023, and Empire Business Park, a 9.5-acre industrial development in Ruaraka comprising 46 warehouses. The latter was completed in March 2024.

Beyond development and management, Shah’s business interests extend into property valuation through Dunhill Africa Valuers, which provides valuation services to banks, developers, government institutions, property owners and investors.

The evolution of Dunhill therefore reflects Nipool Shah’s broader strategy: rather than building his fortune solely through property ownership, he has created an integrated real estate platform that can develop, sell, lease, manage and value properties. From a company established in 2003 to a business managing millions of square feet of commercial and industrial space, Nipool Shah’s journey illustrates how a relatively private entrepreneur has built a significant position in Kenya’s evolving real estate market.
