Egyptian real estate giant Talaat Moustafa Group Holding (TMG), led by billionaire Hisham Talaat Moustafa, has partnered with AXA Egypt to provide buyers at its planned development, The Spine, with 10 years of medical insurance coverage starting when their units are delivered.

The agreement adds a health care benefit to the property offering as developers seek to differentiate large-scale residential projects. The partnership also provides for Houston Hospital, scheduled to open in 2027, to join AXA’s medical provider network.

Once included, the hospital will be accessible to The Spine’s unit owners covered by the arrangement, as well as existing AXA medical insurance clients, expanding the health care services available through the insurer.

Health care enters property sales

The agreement reflects TMG’s strategy of incorporating services beyond housing into its developments, linking property ownership with health care and other lifestyle offerings. For buyers, the 10-year coverage provides a defined period of medical protection, although the policy’s specific benefits, exclusions and coverage limits were not detailed in the announcement.

Mohamed Hisham Talaat Moustafa, CEO of The Spine, said the project is designed to combine residential, commercial, service and entertainment facilities in a technology-driven urban environment. He described the AXA agreement as an additional layer of health protection intended to strengthen the ownership experience over the long term.

AXA expands embedded insurance

Hassan El-Shabrawishi, AXA’s CEO for international markets, said the partnership supports the insurer’s strategy of making embedded insurance a key growth area. The model integrates insurance into the purchase of another product or service, allowing companies to offer coverage alongside property, travel, vehicles and other consumer transactions.

Minoush Abdel Meguid, CEO of AXA Egypt, said the agreement would provide insurance solutions tailored to property owners’ needs. The arrangement reflects an effort to bring insurance closer to customers through partnerships with businesses outside the traditional insurance distribution network, while offering additional protection linked to major purchases.

TMG builds on property portfolio

Founded in 1974, TMG has developed a portfolio spanning residential communities, hospitality assets and mixed-use projects across Egypt. Moustafa owns 43.16% of the company and has overseen its expansion into large-scale urban developments, positioning The Spine within the group’s broader strategy of building integrated destinations.

The Spine is being promoted as a technology-led development that brings housing, workplaces, services and leisure into one environment. The partnership with AXA adds a health insurance component to that proposition, giving TMG another feature to market to prospective buyers as competition for demand in Egypt’s property sector continues.

AXA targets Egyptian customers

AXA has operated in Egypt since February 2015, offering general insurance, life and savings products, health coverage and microinsurance. The company employs more than 700 people in the country and serves more than 1 million customers, giving it an established base for expanding partnerships with property developers and other businesses.

Globally, AXA serves more than 108 million customers across 57 countries, according to company information. The TMG agreement illustrates how insurers are seeking distribution opportunities through real estate developers, while property groups use additional services to strengthen their sales propositions and offer buyers benefits that extend beyond the buildings themselves.
