South Africa’s Deneb secures approval for $7.4 million Cape Town property sale

Deneb Investments Limited, a Johannesburg-listed diversified investment group, through its wholly-owned subsidiary Sargas Proprietary Limited, has received regulatory clearance to proceed with the sale of Deneb House, a key property asset in Cape Town, marking the final step in a R120 million ($7.4 million) disposal agreement.

The company confirmed that South Africa’s Competition Commission of South Africa has granted unconditional approval for the transaction, removing the last outstanding condition tied to the sale of Deneb House, a commercial property located in Observatory.

Disposal enters final stage after regulatory approval

The asset is being sold by Sargas (Pty) Ltd, a wholly owned unit of Deneb, as a going concern. The property, Erf 177212, situated at the corner of Main and Browning Roads in Observatory, Cape Town, is being disposed of for R120 million, with VAT applied at a zero rate.

The approval, granted on June 3, 2026, satisfies regulatory requirements allowing the transaction to proceed without further conditions. With all conditions precedent now fulfilled, the disposal has become unconditional. Transfer of the property is expected to be completed upon registration, which the company anticipates will occur by the end of July 2026.

Deneb Investments, a diversified investment company operating predominantly in Southern Africa with subsidiaries in Switzerland and Hong Kong, holds interests across various sectors, including manufacturing and property.

The transaction reflects Deneb’s ongoing efforts to streamline its asset base and optimize capital allocation. By divesting non-core property holdings, the group continues to reposition its portfolio amid shifting market dynamics in South Africa’s commercial real estate sector.

Once finalized, the sale will strengthen Deneb’s balance sheet while freeing up capital for potential reinvestment into higher-growth segments of its business.
