South Africa’s Centurion adds new offices as Irene Link development expands

Centurion is set to add more premium office space as developers move ahead with the next phase of the Irene Link mixed-use development, reflecting growing demand for modern commercial property in one of Gauteng’s busiest business corridors. 

Giflo Property Developers, together with Abland Property Developers and Som Group, has broken ground on Building F, a 5,700-square-meter office block that will expand the Irene Link precinct and support the area’s continued growth. 

The project comes as Centurion attracts more residents, businesses and investors looking for well-connected developments that combine offices, retail stores, restaurants and lifestyle amenities in one location. 

Giflo Director and Co-founder Michiel Scharrighuisen said Centurion’s population has grown from 72,161 residents in 1975 to an estimated 387,234 in 2025, creating stronger demand for quality mixed-use developments.

“We’re seeing more businesses looking for locations that offer convenience, reliable infrastructure and easy access for employees and customers,” Scharrighuisen said.

Demand grows for mixed-use developments 

Centurion’s location between Pretoria and Johannesburg, with direct access to the N1 and R21 highways, has helped make it one of Gauteng’s most active commercial nodes.

Irene Link also sits close to established residential estates, including Irene Estate, Southdowns, Cornwall Hill and Midstream. 

The retail section of the development is already home to national brands including Woolworths, Checkers, Dis-Chem, Mr Price and Planet Fitness, alongside restaurants and cafés.

Scharrighuisen said the tenant mix has been carefully selected to meet the needs of office workers and nearby residents while creating a destination where people can work, shop and spend time.

New office building targets sustainable growth 

Buildings A through E provide about 50,000 square meters of P-grade office space and have recorded strong occupancy since opening. Developers expect similar demand when Building F is completed, with construction scheduled for May 2027. 

The new office block is designed to achieve a 4 Green Star rating and will include energy-efficient air-conditioning systems, LED lighting, water-harvesting technology, high-speed fibre connectivity, solar power and battery storage.

The systems are intended to help businesses continue operating during electricity outages while reducing long-term operating costs.

Development prepares for future expansion 

Building F will also pave the way for the Mid Block precinct, which will include Buildings G, H and I as Irene Link continues to expand. Future plans include a new taxi rank and pedestrian bridge to improve access for commuters using the precinct. 

Founded to develop high-quality commercial and mixed-use properties, Giflo Property Developers has partnered with Abland Property Developers and Som Group on Irene Link, a project that has received South African Property Owners Association (SAPOA) recognition for its commercial office design while combining modern buildings with Irene’s established character. 

Scharrighuisen said the goal is to create a development that serves businesses today while remaining part of the surrounding community. “We’re investing in a place where companies can grow, employees have easy access to services, and the development continues to add value to the area over the long term,” he said.
