Ugandan businessman Ponsiano Ngabirano’s Marriott franchise deal births 277-unit luxury hotel in Kampala ahead of AFCON

Ugandan businessman and chairman of the largest locally owned supermarket chain in Uganda, Capital Shoppers supermarket chain, Ponsiano Ngabirano, has opened the Kampala Marriott Hotel and Marriott Executive Apartments in Nsambya, adding 277 units to Kampala’s luxury hospitality market as Uganda prepares to co-host the 2027 Africa Cup of Nations.

President Yoweri Museveni inaugurated the twin-tower development on August 27, 2026, formally handing over the hotel keys and marking the debut of Marriott International’s flagship Marriott Hotels and Marriott Executive Apartments brands in Uganda.

Kampala Marriott adds 277 units to Uganda’s hotel market

Located along Ggaba Road in Nsambya, the development comprises 181 hotel rooms and suites, including a Presidential Suite, and 96 fully serviced executive apartments. The hotel, designed to serve business and leisure travellers, places Ngabirano’s property business at the intersection of Uganda’s growing tourism market and one of the country’s biggest upcoming international events, as the adjoining Marriott Executive Apartments targets executives, consultants, diplomatic personnel, project teams and families requiring longer stays, while bringing Marriott’s flagship hospitality offering to the Ugandan capital.

The property is positioned minutes from Kampala’s city centre and approximately 40 kilometres from Entebbe International Airport, with access to diplomatic missions, corporate headquarters, government institutions and major cultural attractions.

Its facilities include six restaurants and bars, a spa, steam and sauna facilities, fitness centre, outdoor heated swimming pool, business centre and Marriott’s Greatroom lobby. The development also features an elevated skybridge connecting its twin towers.

AFCON 2027 creates new hospitality demand

The opening comes less than a year before Uganda, Kenya and Tanzania jointly host the 2027 Africa Cup of Nations from June 19 to July 17. The tournament is expected to bring football teams, officials, international media, sponsors, corporate guests and supporters to the three host countries, increasing demand for internationally standardised accommodation.

Kampala Marriott adds capacity at a time when Uganda is investing in accommodation, transport, security and other tourism infrastructure ahead of the tournament.

The hotel’s 1,293 square metres of event space, spread across six venues, also positions it to benefit from Kampala’s meetings, incentives, conferences and exhibitions market. Its Kampala Grand Ballroom can accommodate up to 1,000 guests, making the property suitable for conferences, corporate meetings, diplomatic gatherings and social events.

Ngabirano brings Marriott’s flagship brand to Uganda

The development represents a partnership between local capital and an international hospitality brand, with Ngabirano retaining ownership while Marriott provides its global brand and operating platform.

The businessman is best known as the founder of Capital Shoppers, one of Uganda’s established supermarket chains. His investment in the hotel expands his business interests beyond retail into premium hospitality. The opening also expands Marriott International’s Ugandan portfolio to seven properties across five brands, strengthening its presence in a market where tourism, business travel and major international events are driving demand for higher-end accommodation.

The Marriott Executive Apartments adds another dimension to the development, offering 96 serviced units ranging from studios to a three-bedroom penthouse, with separate living, dining and sleeping areas, kitchens and workspaces.

Kampala’s premium hospitality market enters a new phase

Ngabirano, founder and chairman of the largest locally owned supermarket chain in Uganda, operating primarily across Kampala, Capital Shoppers supermarket chain, owns the property under a franchise agreement with Marriott International, allowing the Ugandan investor to operate under the global hospitality group’s brand and systems.

The opening of Kampala Marriott reflects growing investment in Uganda’s premium hospitality sector as the country seeks to attract higher-spending tourists and international business travellers. Beyond accommodation, the development is expected to support demand across food production, transport, security, cleaning, events and other tourism-related services.

AFCON 2027 will provide an early test of Kampala’s expanded hotel capacity. While the addition of 181 hotel rooms and 96 serviced apartments strengthens the city’s ability to host international visitors, the wider economic impact will depend on transport, infrastructure, security and the overall visitor experience.
