What $1M buys in Africa: Lagos ranks as continent’s second-priciest land market

In Africa’s most competitive real estate markets, an eight-figure check no longer commands vast acreage. A new survey by property research firm Estate Intel reveals that prime residential land in Lagos has climbed to $1 million for just 507 square metres, positioning Nigeria’s commercial capital as the second-most expensive land market among 11 major African cities surveyed.

Only Cape Town proved pricier, with an equivalent outlay of $1 million securing roughly 329 square metres. The findings underline a steep premium attached to top-tier ground across the continent, placing Cape Town, Lagos, and Casablanca at the apex of African prime land values. In Casablanca, which took the third spot, a $1 million budget secures 633 square meters.

Comparative land costs Across African capitals

The figures reflect prevailing market rates in hand-picked prime residential districts rather than typical residential plot sizes across each metropolitan area. In Lagos, that $1 million threshold for 507 square metres applies strictly to ultra-prime enclaves such as Banana Island, Ikoyi, and Eko Atlantic City. Beyond those elite borders, land trades at a stark discount: in other parts of Lagos, an equivalent 507-square-metre plot fetches an average price pegged near $7,000.

The disparity across the rest of the continent is equally pronounced. Johannesburg emerged as the most affordable city in the 11-market review, where $1 million purchases about 4,537 square metres. Nairobi followed with 3,124 square metres, while Kampala offered 1,923 square metres. Nigeria’s political capital, Abuja, ranked fourth with 1,298 square metres for $1 million. Accra yielded 1,183 square metres, Dar es Salaam recorded 1,019 square metres, Abidjan logged 713 square metres, and Cairo registered 676 square metres.

Estate Intel attributed the commanding prices in Lagos to relentless demand for high-end addresses, a natural scarcity of developable sites, and widespread infrastructure gaps. The research firm’s analysis concentrated on Ikoyi, Victoria Island, and Lekki Phase 1, where luxury residential projects continue to underpin land values. Infrastructure shortfalls across the broader metropolis have channeled private capital into the few districts with dependable roads, power, and drainage, leaving builders of luxury apartments competing for scarce parcels.

Lagos real estate locks out the middle class

Buoyant presales, dependable tenancy rates, and outsized returns are pushing developers deeper into speculative land banking across Lagos. Yet the macroeconomic fundamentals tell a starker story: prime plots now command north of $1,900 per square metre, severing market valuations from domestic purchasing power. The ongoing capital pivot toward top-tier luxury inventory has locked out the middle class, while double-digit financing costs keep institutional mortgages entirely out of reach for average households. 

Even homes marketed as affordable remain out of reach for average wage earners as transaction data confirms an aggressive price climb across prime corridors. According to the Lagos Island Residential Market Report 2026 by Lagos Realty, average land prices have hit N2.5 million ($1,900) per square metre in Ikoyi, N2.1 million ($1,600) in Victoria Island, N1.5 million ($1,135) in Lekki Phase 1, and N955,000 ($721.5) in Ikate.

The market has expanded sharply since 2022, with land values rising 81.48 percent in Ikoyi, 148.05 percent in Ikate, 197.87 percent in Victoria Island, and an eye-watering 256.53 percent in Lekki Phase 1. For capital allocators, the investment thesis is simple: persistent scarcity of prime land combined with highly concentrated infrastructure guarantees that entry into the city’s most exclusive enclaves will command a steep premium.
