STM Investment, a diversified Egyptian investment and real estate development company, is targeting more than EGP200 billion ($3.7 billion) in sales from the first phase of Kayan City, a large-scale mixed-use development in East Cairo.

The company plans to market the project over five years, betting on demand for housing, commercial space and integrated urban services.

Spanning more than 22,000 feddans, Kayan City is planned as a large urban development along the extension of South 90th Street in New Cairo, west of Egypt’s New Administrative Capital.

The master plan combines residential neighborhoods with hospitality, education, health care, retail and recreation, positioning the project as a long-term development rather than a standalone housing scheme.

A city built around housing

The development is planned to include about 40,000 residential units and two hotels with a combined capacity of 1,000 rooms. Its wider infrastructure includes three hospitals, 18 schools and nurseries, five shopping malls, seven sports clubs and facilities, an 80-feddan central park and 27 places of worship.

Education is another major component of the project. Kayan University will occupy about 140 feddans and comprise six faculties, while planned educational institutions include Northgate International School, the Egyptian-Japanese School and the Egyptian-German School.

The combination of schools, university facilities and health services is intended to support residents within the development.

Digital infrastructure takes shape

STM Investment also plans to incorporate high-speed communications infrastructure, digital services and artificial intelligence applications into city management and operations.

Green spaces and a public transport network form part of the broader master plan, reflecting an effort to integrate residential areas with the services and infrastructure needed to support a growing population.

The first phase is designed to accommodate about 250,000 residents, with capacity expected to increase as subsequent stages are completed. Residential options include apartments starting at 85 square meters and villas starting at 230 square meters.

The company says fully finished units with completed utilities are available for immediate delivery, alongside operational service facilities.

Management focuses on operations

Shady Selim, STM Investment’s CEO, said the company was combining the operation of service facilities with continued construction across new phases.

He said schools, a university, hospitals, shopping malls and sports clubs were already operating within the development, although the company’s sales target covers the first phase.

Abdel Rahman El-Gohary, the company’s vice chairman and managing director, said STM Investment had engaged international consultants and specialized operators to support city management and infrastructure operations.

Those arrangements are intended to help coordinate services across the development as its residential population and commercial activity expand.

Building a Broader Portfolio

Founded in 2024 and headquartered in Cairo’s Fifth Settlement, STM Investment operates across real estate and related sectors, including education, sports and hospitality.

Its portfolio includes Mayan New Cairo, Mayan El Shorouk and Eleven in New Cairo, alongside commercial, educational and sports investments.

The company has also partnered with developers and businesses including La Vista, Al Ahly Sabbour, IL Cazar, SuliTech and Hassan Allam on projects across Greater Cairo and the New Administrative Capital.

Kayan City adds a larger integrated development to that portfolio, with the scale of its sales target placing execution, delivery and demand at the center of the project’s commercial outlook.
