Johnson Controls Arabia, previously AlSalem Johnson Controls, has formed a strategic partnership with Raya Electronics, a subsidiary of Raya Trade and Distribution and part of Raya Holding for Financial Investments, to bring York-branded heating, ventilation and air conditioning systems to Egypt’s expanding real estate sector.

The collaboration blends Johnson Controls’ decades of experience in building technologies with Raya’s strong local network in distribution, manufacturing and after-sales support. Together, the companies aim to meet Egypt’s growing demand for smart, energy-efficient climate solutions in both residential and commercial projects.

Building smarter, greener cities
Under the agreement, Raya Electronics will serve as a key distributor and integration partner for York’s full HVAC portfolio, from residential variable refrigerant flow (VRF) systems to large-scale chillers and building management platforms. 

The effort will target Egypt’s new urban hubs, including the New Administrative Capital and New Alamein, where large mixed-use and institutional projects are taking shape.

The initiative also supports Egypt’s national agenda for sustainable development and energy-efficient construction.

Developers are increasingly seeking technologies that reduce operating costs and meet modern green building standards. Johnson Controls Arabia plans to contribute through its OpenBlue platform, a system that connects HVAC, lighting and energy management under one digital network.

A new chapter for Raya Electronics
For Raya Electronics, the partnership represents a deliberate shift toward high-efficiency and enterprise-grade solutions. The company, best known for its consumer electronics distribution, has been broadening its industrial footprint, including a partnership with LG to locally produce air-conditioning units.

By joining forces with Johnson Controls Arabia, Raya is deepening its participation in Egypt’s fast-developing HVAC market. The company intends to use its nationwide distribution and service network to supply York systems tailored to local conditions and customer needs.

“The partnership reflects our commitment to offering sustainable, high-performance solutions that address the evolving needs of Egypt’s residential and commercial sectors,” a Raya spokesperson said in a statement.

Strengthening regional reach
Established in 1991 and headquartered in Saudi Arabia, Johnson Controls Arabia manages operations across the Middle East for brands including York, Sabroe and Metasys. It operates joint ventures and service centers in several countries, supporting large-scale developments in Saudi Arabia, the United Arab Emirates and now Egypt.

For both companies, the partnership comes at a favorable time. Egypt’s real estate and construction industries are forecast to expand steadily over the next five years, supported by population growth and state-led infrastructure spending. 

Estimated as the local HVAC market is growing at roughly 6 percent annually, fueled by rising adoption of energy-efficient and digitally integrated systems.

Beyond business growth
More than a commercial deal, the partnership signals a broader shift in Egypt’s technology and infrastructure sectors toward deeper local collaboration and long-term sustainability.
