IHG Hotels & Resorts has signed its first Kimpton property in Morocco, marking a new entry for the lifestyle brand in North Africa. The 67-room Kimpton Marrakech, developed with local investor and operator Sirayane Hospitality, is scheduled to open in the fourth quarter of 2026. 

For IHG, the deal introduces Kimpton to Morocco and adds a third hotel signing in the country. For Marrakech, it reflects continued interest from international operators drawn to the city’s mix of culture, design and high-end tourism.

Marrakech draws fresh lifestyle investment Marrakech remains Morocco’s busiest tourism market, accounting for about a quarter of all visitors to the country. Long known for its riads, resorts and palaces, the city has also seen rising demand for smaller, design-led hotels that offer a more personal stay. 

IHG said the Kimpton brand, founded in 1981, is known for boutique-scale properties, distinctive interiors and a service style that emphasizes warmth and local character.

Bringing that approach to Marrakech taps into a broader shift among travelers who want hotels to feel rooted in place, not interchangeable across cities.

A setting focused on calm and access 

Kimpton Marrakech will sit about seven kilometers from Marrakesh Menara Airport and roughly 20 minutes from the Medina and Hivernage district. The site looks out toward the Atlas Mountains and lies in a low-density area popular with leisure travelers seeking privacy without losing access to the city. 

The neighborhood is already home to golf courses and upscale developments, making it a natural fit for a hotel aimed at longer stays, couples and guests who prefer a slower pace. 

First Kimpton Hotel

Design, dining and wellness at the core 

Plans call for 67 rooms shaped by Kimpton’s signature style, with interiors influenced by local materials and craftsmanship. Public spaces will include a lobby lounge, all-day dining options and a rooftop restaurant designed as a social hub for guests and locals. 

Wellness features will include a spa, fitness center and swimming pools, reinforcing the hotel’s focus on comfort and balance alongside food and design.

Local partnership anchors the project 

Sirayane Hospitality, which has operated high-end properties in Marrakech for more than 20 years, is partnering with IHG on the project. The collaboration combines an international brand with local market knowledge, a model increasingly favored for lifestyle hotels in culturally rich destinations. 

The opening of Kimpton Marrakech aligns with Morocco’s broader push to expand its tourism offering through diverse accommodations and experiences. For Marrakech, the hotel adds another layer to a city that continues to evolve while holding on to its identity.
