Misr Italia launches $161 million Amare Seafront Villas at Solare Ras El Hekma

Misr Italia Properties, Egypt’s leading real estate developer founded by businessmen Hany and Khaled El Assal, has launched Amare Seafront Villas, a $161 million luxury residential district within its flagship Solare Ras El Hekma development on Egypt’s North Coast, underscoring growing demand for premium coastal real estate.

The 120-acre project is expected to be completed within two years and will feature 420 villas and 270 cabanas, alongside a 62-key luxury hotel operated by Marriott International under its Autograph Collection brand. 

Accelerated execution strengthens market positioning

The company is targeting EGP10 billion ($201 million) in sales, reflecting strong investor appetite for integrated, hospitality-driven residential developments.

The launch marks a strategic expansion of Misr Italia’s high-end portfolio as Egypt’s North Coast continues to attract affluent buyers and international investors seeking lifestyle-oriented real estate assets.

Amare is entering the market with significant construction progress already achieved. Structural works have reached approximately 90% completion for cabanas and 80% for villas, while land grading stands at about 70%. This early progress positions the project for faster delivery compared to competing developments, reinforcing Misr Italia’s execution-driven strategy in a highly competitive luxury segment.

Solare Ras El Hekma anchors long-term growth

Amare forms a core component of the broader Solare Ras El Hekma master plan, which spans roughly 400 feddans along Egypt’s North Coast at Kilometer 199.

The development features a three-kilometer Mediterranean waterfront, including a one-kilometer sandy beach extending up to 200 meters inland. 

Built across seven cascading terraces rising approximately 36 meters above sea level, Solare is designed to maximize sea views and enhance its premium positioning. Amare alone accounts for more than a quarter of the total land area, highlighting its strategic importance within the larger development.

Strategic contracts drive construction momentum

In parallel with the launch, Misr Italia has awarded construction contracts valued at approximately EGP851 million ($17.09 million) across the Lumera and Cielo phases of the project.

El Safa Contracting secured a major contract worth EGP590 million ($11.85 million) to execute structural works for 32 buildings comprising 335 units within Lumera. 

Meanwhile, a consortium of Arabtec and Al Ammar was awarded contracts totaling nearly EGP261 million ($5.24 million) for structural works and external finishes in the Cielo phase, including the project’s main entrance. The development is being designed in collaboration with a consortium of firms, including EDSA, Bait Al Khebra Engineering Consultants, The Design Avenue, and El Ghoneimi International.

Led by Hany El Assal and co-founder Khaled El Assal, Misr Italia continues to scale its footprint in Egypt’s luxury real estate sector, leveraging strategic partnerships and premium developments to capture value in one of the region’s fastest-growing property markets.
