Hassan Allam Holding, the Egyptian construction and real estate group, is expanding its property development business in Oman through two residential projects worth $115 million, as the Gulf sultanate advances plans to develop integrated urban destinations.

The agreements, signed between the group’s real estate arm, Grova Developments, and Oman Tourism Development Company (OMRAN Group), cover projects at Madinat Al Irfan, a major urban development in Muscat. Hassan Allam Construction will handle construction of both developments.

Grova expands Oman residential portfolio

The projects comprise a residential neighborhood valued at approximately $75 million (OMR29 million) and a branded residences development worth $40 million (OMR15.5 million).

Together, they mark the first phase of residential development at Madinat Al Irfan, expanding the destination’s planned housing offering alongside its business, hospitality, retail and lifestyle components. “Our ambition in Oman is to create places that people are proud to call home, places that reflect the country’s character and the possibilities of its future,” said Hassan Allam, chairman and chief executive of Hassan Allam Holding.

He added that Grova’s partnership with OMRAN Group would bring that ambition to Madinat Al Irfan.

The development spans 7 million square meters in the heart of Muscat, with a master plan incorporating residential communities, commercial spaces, hospitality facilities, retail and nature-based attractions.

The wider project is expected to accommodate 10,000 residential units, positioning it as a major component of Oman’s urban expansion strategy.

The rollout of Grova’s two projects represents an initial step toward delivering the residential component, complementing the destination’s broader commercial and tourism ambitions.

Hassan Allam deepens Oman presence

The agreement builds on Hassan Allam Holding’s existing operations in Oman, where Hassan Allam Construction has maintained a presence for approximately six years.

Through Grova Developments, the group is expanding its property portfolio across Egypt, Saudi Arabia and Oman, with projects spanning residential communities, mixed-use destinations and hospitality developments.

The latest agreements broaden the group’s role in Oman beyond construction into property development, allowing it to participate in both the delivery and development of residential assets.

For OMRAN Group, the partnership advances plans to attract private investment and develop integrated destinations that support Oman’s economic diversification objectives under Oman Vision 2040.

The projects strengthen Hassan Allam Holding’s position in Oman’s property market while introducing the first residential developments within a master-planned destination designed to combine housing, business and tourism.
