Mazaya Developments expands beyond New Capital with $20 million flagship project in Egypt

Mazaya Developments, an Egyptian property development company founded by businessmen Mohamed Allam and Mohamed Mostafa, has unveiled EGP1 billion ($20 million) Town Ten, its latest flagship residential project in New Orabi, El Obour City, marking a strategic expansion beyond Egypt’s New Administrative Capital. 

The announcement, made during a major press conference, coincided with the signing of a strategic partnership with Infinity View, a subsidiary of Saudi Arabia’s Advanced Systems Group, underscoring its deliberate move into high-potential urban investment hubs across Egypt.

The collaboration, which represents a pivotal moment in Mazaya’s growth journey, brings together Mazaya’s development expertise and Infinity View’s capabilities in integrated project solutions, contracting, and construction management, signaling a shared ambition to deliver a fully integrated urban community built to high engineering and technical standards.

Chairman Mohamed Allam described Town Ten as a landmark milestone in the company’s decade-long presence in the Egyptian real estate market. He noted that the project reflects Mazaya’s long-standing commitment to trust, reliability, and delivering integrated communities that create lasting value for both residents and investors.

According to Allam, Egypt’s evolving urban landscape continues to present strong investment opportunities, particularly in emerging cities like El Obour, which is increasingly recognized as a prime destination for residential living and real estate investment.

Town Ten targets premium urban living

Chief Executive Officer Mohamed Mostafa emphasized that Town Ten is designed as a holistic lifestyle destination rather than a conventional residential development. Spanning approximately 25 feddans, the project occupies a strategically elevated site at the entrance of El Obour City, offering panoramic views and a distinctive living experience.

The development’s design leverages the site’s natural topography to create expansive green spaces, low-density layouts, and carefully distributed buildings that enhance privacy, comfort, and overall quality of life.

Strategic location boosts investment appeal

Positioned along the Line 10 Axis, Town Ten benefits from direct connectivity to key transportation routes, including Belbeis Road, the Middle Ring Road, the Ismailia Desert Road, and the Line 7 Axis. It is also located near essential services such as El Obour General Hospital, City Club, major educational institutions, and administrative centers.

Mazaya has assembled a consortium of leading consultancies to execute the project, including Sabbour Consulting, Incommercial, Arke, Scale Up, Acadio, and RECO, ensuring high standards in design, engineering, and operations.

Town Ten will feature a wide range of amenities, including swimming pools, a clubhouse, a lagoon, a skywalk, fitness facilities, outdoor entertainment spaces, and dedicated business and leisure zones. The development also integrates sustainability-focused infrastructure such as EV charging stations, recycling systems, and energy-efficient electromechanical solutions.

Residential units will start from 113 square meters, supported by flexible payment plans beginning with a 5 percent down payment and installment periods extending up to eight years.
