LEVA Hotels is expanding its presence in Southern Africa with a new hospitality project in Bulawayo, pointing to renewed investor interest in Zimbabwe’s tourism and real estate sectors.

The Dubai-based brand has signed a management agreement with Radar Properties to develop a $1 billion lifestyle hotel within the Kings City mixed-use development.

The agreement reflects a wider shift among international hotel operators toward emerging African markets, where improving infrastructure and steady travel demand are opening new opportunities.

Zimbabwe, known for its natural attractions, is working to strengthen its position as a destination for both leisure and business travel.

The planned hotel sits within a 2,100-hectare development and is expected to serve as a base for visitors heading to major tourist sites such as Victoria Falls, Hwange National Park and the Matobo Hills.

Its location is likely to support Bulawayo’s growing role as a tourism hub.

The project will include a 120-key, four-star hotel with guest rooms, serviced residences, a restaurant, fitness centre, spa and conference facilities.

The mix is designed to appeal to a wide range of travelers, from tourists to corporate guests attending meetings and events.

For LEVA Hotels, the deal marks its fourth project in Zimbabwe, following its recent entry into Harare.

The company is steadily building its footprint in markets where demand for modern hospitality services is rising.

Expansion in a growing tourism market

Zimbabwe’s tourism sector has been drawing increased attention as travel activity improves across the region.

International arrivals are gradually recovering, supported by interest in nature-based tourism and cultural sites.

Developments like Kings City are part of efforts to attract investment and improve visitor infrastructure.

Large, mixed-use projects are becoming more common as developers look to combine hotels, residences and retail space in one location.

Blending business and leisure travel

The Bulawayo hotel is designed to serve both leisure and business travelers, reflecting a broader industry shift.

Hotels are adding conference and residential features to meet demand from longer-stay guests and corporate clients.

This approach allows operators to diversify income sources while maintaining steady occupancy levels.

Conference facilities, in particular, can draw local and regional events, providing a reliable stream of visitors.

Strategic location near key attractions

Bulawayo’s proximity to some of Zimbabwe’s best-known destinations gives the project a clear advantage.

Victoria Falls remains one of Africa’s top tourist draws, while nearby parks and heritage sites continue to attract international visitors.

As Zimbabwe looks to grow its tourism industry, projects in well-connected locations are expected to play a key role.

With new developments underway, Bulawayo is positioning itself as an important stop for travelers exploring the country.
